Multi-unit work is different from a single home. There are boards to report to, residents to notify, reserve studies and budgets to respect, and often more than one unit affected by the same problem. We service hundreds of buildings managed by more than 20 property management companies. We are the preferred vendor on most of their projects, most of them come back to us for the next one, and we set up every project to make the manager's job easier.
That means clear written proposals that boards can compare, schedules posted for residents, photo documentation of conditions before and after, and one person you can call who knows the job. When a problem is structural, the structural engineer on the ESR team assesses it and plans the repair.

Plumbing Inspections
Leak checks and inspections of supply and Drain Lines to find problems before they damage several units.

Building repaints with Stucco and Wood repair, resident notices and a posted schedule.
Common Area Renovations
Lobbies, Hallways, Stairwells, Carpet and Lighting, renovated in phases so residents keep access.

Do you work directly with property managers and HOA boards?
Yes. Most of our multi-unit work comes through managers and boards. We provide written proposals, resident notices, schedules and photo documentation, and we can present to the board if needed.
Can you coordinate an engineer for structural issues?
Yes. A structural engineer on the ESR team works with us on assessment and repair plans whenever a problem is structural.
