California requires condo associations (SB-326) and owners of buildings with three or more rental units (SB-721) to inspect Balconies, Decks, Stairs and Walkways that are more than 6 feet above ground. The first deadline passed on January 1, 2026, so many properties are now behind.
Inspections are performed under a licensed structural engineer who works with ESR. You receive a photo report, a compliance letter and a clear repair list. Under SB-721 the inspector may not also perform the Repairs, so we tell you up front how Repairs will be handled for your building.
Three clear packages with starting prices. Pick one as is, or use it as the starting point for your own scope. Prices are estimates only and are not guaranteed; your final price is set after a site visit.
Use promo code ESRBUILD for an extra 5% off (up to $2,500).
Valid on any package for as long as this promo code is listed on ESRbuild.com. Limited time only. Mention the code when you call or enter it on the estimate form. One code per project; cannot be combined with other offers.
* Prices shown are starting estimates only and are not guaranteed. Every job is different, so your final price is set in a written estimate after a site visit, once ESR has seen the job and confirmed the full scope. Permit and plan-check fees are passed through at cost. Hidden conditions (dry rot, old wiring or Plumbing, hazardous materials) are priced separately. As California law requires, a down payment is never more than $1,000 or 10% of the contract, whichever is less.
