Southern California sun, coastal air and dry Santa Ana winds are hard on exterior Finishes. Paint that is applied over cracked Stucco, chalky surfaces or failing caulk will not last, no matter how good the Paint is. On our jobs most of the time goes into preparation, and it shows in how long the finish holds up.
We repair hairline and structural Stucco cracks, patch damaged areas to match the existing texture, replace failed sealant at Windows and penetrations, and prime bare areas before finish coats go on. For older buildings that may contain lead Paint we follow lead-safe work practices.
For HOA and multi-unit work we plan the job around residents: written schedules, notices, protected Walkways and Landscaping, and a single point of contact for the board or manager.

How often should a Stucco home in Los Angeles be repainted?
